Private office or hot desk: what the small room gets you
Most small office space to rent in London is sold as a desk in a shared room. A private office is different in the ways that matter to a small firm: the door locks, calls are not overheard, client papers stay on your desk, and the room is yours at 7am and at 9pm. The cost is closer than people expect. A two-desk room at 21 Knightsbridge is £675 a month plus VAT, which is roughly what one hot desk costs in many central London coworking buildings, and the figure is the whole bill rather than a membership with extras on top.

A few doors from Harrods, with a staffed reception, a meeting room and a shared kitchen. Our serviced offices Holborn at 1 Quality Court, off Chancery Lane, are let as suites for five to fifty-five people at £350 per desk per month plus VAT, and several of the rooms above can be combined for a team that is growing past four. What is included in the monthly price?
The room and its furniture, business rates, utilities, cleaning, dedicated broadband, a staffed reception during the working day and post handling. Meeting rooms are booked by the hour. You receive one invoice a month and there is no service charge on top.
Can two people share a one-desk room?
No. The one-desk rooms are 26 to 36 sq ft and furnished for one person. Two-desk rooms start at £675 a month plus VAT at 21 Knightsbridge and £1,000 at 27 Hill Street.
Do you let single desks in a shared office?
No. Every room we let is a private office with its own door. If you want an address without a room, the virtual office gives you a Mayfair, Knightsbridge or Holborn address from £50 a month.
How quickly can we move in?
Viewings are usually possible the same day you ask, and a room that is free can be occupied as soon as the agreement is signed, because the furniture, broadband and reception are already in place.
What happens when we need a bigger office?
You move to a larger room in the same building, or to a suite at 1 Quality Court in Holborn for teams of five or more, without starting a new property search.
